It’s official – Mandarin Oriental is heading to Desaru Coast, taking over the former One&Only Resort and rebranding the exclusive property as Mandarin Oriental, Desaru Coast. Set to relaunch in January 2026, the award-winning brand will transform the current The Sirēya Desaru Coast resort into a world-class coastal sanctuary. Nestled between 128 acres of rainforest and the sparkling South China Sea, this highly anticipated debut promises an immersive luxury escape that blends nature, elegance, and Mandarin Oriental’s legendary five-star service.

This resort is the final completed work of the late Kerry Hill, one of Asia’s most celebrated architects. Known for iconic properties across the region, Hill’s design here embraces a calming aesthetic of tropical modernism—clean lines, natural timber, and breezy open-plan spaces. The result is a property that melts effortlessly into its surroundings, offering a peaceful visual and sensory experience.
In addition to the resort, Mandarin Oriental will introduce 40 branded private residences, designed for discerning buyers looking for more than just a holiday home. These residences will come with full access to hotel services, creating a seamless blend of private living and resort-style luxury. With oceanfront and rainforest-view options, they’ll appeal to families and investors seeking a year-round coastal lifestyle.
The resort will house 44 private villas and suites, each designed with space, elegance, and connection to nature in mind. Expect floor-to-ceiling views of the South China Sea or the surrounding rainforest, with many units featuring private plunge pools and gardens. This intimate scale ensures quiet, exclusivity, and tailored guest attention, perfect for romantic getaways or serene family escapes.
With five diverse dining venues, guests can look forward to gourmet meals in breathtaking settings. A stylish beach club, a relaxed lounge bar with sweeping coastal views, and restaurants offering locally inspired dishes with international flair will provide options for every palate—from elegant evenings to casual family feasts.

The Spa at Mandarin Oriental will offer a full suite of treatments rooted in Oriental traditions, alongside a yoga pavilion, fitness centre, and tennis and padel courts.
